This Indenture made the tenth day of November in the year of our Lord one thousand eight hundred and seventy seven between Patrick Ryan farmer (possibly senior) of Lot or Township Number fifty three in King's County - Prince Edward Island of the one part and Patrick Ryan junior of same place of the other part.

Witnesseth that for and in consideration of the sum of two thousand dollars of lawful money of Prince Edward Island by the said Patrick Ryan in hand well and truly paid by the said Patrick Ryan at or immediately before the sealing and delivery of these presents the receipt whereof he the said Patrick Ryan doth hereby acknowledge and of and from the same and every part therof doth acquit, release and discharge the said Patrick Ryan the heirs, executors, administrators and assigns forever by these presents he the said Patrick Ryan hast granted released and confirmed and by these presents doth grant release and confirm unto the said Patrick Ryan his heirs and assigns forever, all that piece or parcel of land which is lying and being in Township Number fifty three in Kings County - Prince Edward Island and which is bounded and described as follows:

That is to say, commencing at a stake set on the North bank of the Cardigan River at the West line of land in Possession of Donald Stewart and from thence running North 100 chains thence West Seven Chains and eighty links thence South one hundred chains to the said Bank of Cardigan River and thence Easterly along the bank of said river to the place of commencement and containing in all seventy -seven 77 acres of land , a little more or less together with all and every the rights, privileges, easements, advantages and appurtenances whatsoever to the said hereditaments belonging or in anywise appurtaining or inherent now or heretofore holden used ?????? or enjoyed. There and to hold the said ????? and tenements land and hereditaments and all and singular where the premises hereinbefore granted appointed and released
