This is the last Will and Testament of me Eliza Anderson of Charlottetown Prince Edward Island, Spinster.
In the first place I give devise and bequeath to my nephews Douglas? and Giddy Sterns of Saint Peters in said Island thirty acres of land owned by me situate on Lot or Township Number thirty nine to hold the same to them as joint tenants and not as tenants in Common.
Secondly I give and bequeath to my sister Mary Ann Sterns all my wearing apparel one feather bed and bedding and my silver watch.
Thirdly I give and bequeath to my neice Susanna Sterns my large trunk
Fourthly I give and devise to Eliza Anderson Dingwell my smaller trunk and my table
Fifthly I give and bequeath to my sister Mrs. Mary Ann Sterns any other articles belonging to me not included in the above bequests excepting one feather bed which I give and bequeath to my friend Robert Rennie Esqre.
And last I hereby constitute and appoint my brother in law Mr. Franklin Sterns to be sole Executor of this my last Will and Testament.
In witness whereof I the said Eliza Anderson have to this my last Will and Testament set my hand and seal this twenty ninth day of February one thousand eight hundred and sixty four. Signed Sealed Delivered

The foregoing will having been presented for probate Robert Rennie of Charlotte town Prince Edward Island Esqr. one of the subscribing witnesses thereto made oath that he was present and did see the Testatrix Eliza Anderson sign her name and affix her seal thereto and heard her publish and declare the same, as and for her last Will and Testament, that, when Testatrix so did, she was of sound disposing mind and memory according to this deponents best discerning. That he subscribed his name as a witness thereto in the presence of Testatrix and that George Douglass subscribed his name as a witness thereto at the same time Sworn to at Chambers this fifth day of March, AD 1864 before me
